Atrium with escalators and reflective floor
Commercial real estate

Portfolios ranked by waste, and fixed building by building.

Offices, mixed use and retail, where the BMS holds setpoint but nobody can say what each floor, tenant or system cost. Aqueduct ranks the portfolio by normalized intensity and fixes the worst first.

Problems by outcome

What commercial real estate teams are up against.

Water, energy, air and operations carry equal weight. Each one runs the same loop: monitor, measure, identify, act, verify.

01

Water: Washrooms and cooling towers

A failed flush valve hidden behind one boundary meter

02

Energy: Chiller plant and air handling

Sequencing drift, and floors cooled for staff who stayed home

03

Air: Office floors

Fixed fresh air: drafty when empty, stuffy when full

04

Operations: Tenant recharge

Bills split by area, disputes answered with a formula

How Aqueduct resolves each problem for commercial real estate, and what changes when it does.

The problemHow Aqueduct solves itThe impact
Water

A failed flush valve hidden behind one boundary meter

A live water balance across meters and sub-meters localizes the loss, routes the fix and confirms it closed at the meter.

Loss found from the balance, not the bill, and every fix verified.

Energy

Sequencing drift, and floors cooled for staff who stayed home

Weather-normalized baselines per building and asset show the waste in money; schedules and setpoints adjust where control is enabled.

Savings stated in money and confirmed at the meter, not estimated.

Air

Fixed fresh air: drafty when empty, stuffy when full

Air quality per zone, overlaid with occupancy, with ventilation raised when it matters and verified back in range.

Targets held during occupied hours, with the energy cost counted.

Operations

Bills split by area, disputes answered with a formula

Faults diagnosed in plain language and routed into your CMMS with the fix; early signs of failure schedule maintenance first.

Fewer reactive call-outs and closures confirmed by the equipment.

One incident, start to finish

One incident, from first signal to verified fix.

An illustrative example of the flywheel on a typical site.

Monitor

Meters, BMS points and a year of bills per building.

Measure

A baseline and intensity rank per asset.

Identify

Chiller kW per ton rising at steady load in Tower 2.

Act

Sequencing change proposed, ticket to engineering.

Verify

Plant back on sequence. Saving priced.

Where this is going

Disclosure is turning into performance.

1
2030

LL97 caps tighten

Buildings that only just pass today need a measured plan for the second period.

2
2031

UK lettability at EPC B

The July 2026 update dropped the 2027 EPC C step and kept EPC B for larger lets.

Questions

Common questions

Yes. Boards and sub-meters are mapped to tenancies and common areas, then reconciled to the incomer, so a missing circuit shows before a bill goes out. Tenants get recharges from measured use, and disputes are answered with readings. See tenant sub-metering.

No. Aqueduct supplies meter-traced, weather-normalized consumption and monthly exports for ENERGY STAR Portfolio Manager. Your team or benchmarking consultant files under Local Law 84 or your city ordinance, and the same data feeds GRESB and lender questions. See Portfolio Manager.

Aqueduct meters every fuel per building monthly and shows each building's gap to its 2030 limit as the year runs. Asset managers see which towers close the gap with operational fixes and which need capital work, before budgets are set. See Local Law 97.

By weather-normalized intensity, not raw totals. Aqueduct divides each building's use by floor area or visitors and compares it with its own expected baseline, so a busy tower is not penalized for being busy. Buildings furthest above expected rise to the top. See portfolio benchmarking.
