What is ENERGY STAR Portfolio Manager?
ENERGY STAR Portfolio Manager is the US EPA's online tool for tracking building energy and water use, and it calculates the 1 to 100 ENERGY STAR score for eligible property types.
Who uses Portfolio Manager
Owners of offices, schools, hospitals, multifamily and retail properties use it to benchmark by choice, and many city and state benchmarking laws require covered buildings to report through it each year. Consumption can be keyed in by hand or received from utilities and data providers through data exchange, which matters once a portfolio holds dozens of meters.
How the score and certification work
Per ENERGY STAR, a score of 50 represents median energy performance, and a score of 75 or higher marks a top performer. Certification requires 75 or higher, with the application verified by a licensed Professional Engineer or Registered Architect, and it is awarded one year at a time. The score rests on measured energy use plus property details such as size, location and occupants.
Clean monthly totals before an upload
A score is only as good as the monthly totals behind it. Aqueduct rolls electricity, gas and water up by building from meters and bills, and the device Health tab with its connectivity rate flags months with gaps before anything is exported. Weather-normalized trends in aQ EnergySmart help explain why a score moved between years.
