Aqueduct BMS

BMS software that runs the building and proves the savings

Aqueduct BMS is building management system software that controls HVAC, fans and lighting over open protocols, models each system as a live digital twin and measures every saving against a weather-normalized baseline. It can replace a BMS, BAS, EMS or water management system, work across the one you have, or be built in at design stage.

How does this week compare to the last few weeks?
12% below last week, driven by lower HVAC load on weekday afternoons. Two days had low meter coverage.

Replace or integrate

What Aqueduct BMS replaces

Replaces or works with your
  • Building management system (BMS).
  • Building automation system (BAS).
  • Energy management system (EMS).
  • Water management and leak monitoring.
Integrates with your
  • BACnet and Modbus controllers.
  • LoRaWAN sensors and relays.
  • Utility bills and interval meters.
  • CMMS and work order tools.

Replacing means Aqueduct takes over the function. Integrating means it reads the existing system and adds metering, diagnosis and a portfolio view.

Three ways in

Keep, replace or build in

Keep your BMS

Aqueduct reads the controllers you already have and changes nothing until your team chooses to move a function.

Replace the front end

Schedules, setpoints and sequences move across one at a time, while the old system runs whatever has not moved yet.

Build it in

Meters, sensors and controllers are specified into new construction, so the twin and baselines exist on handover day.

How it works

How control works

01

LoRaWAN relays

Wireless relay switches turn simple loads such as exhaust fans and lighting circuits on and off by schedule or rule.

02

BACnet and Modbus

A field device network controller carries commands to AHUs, RTUs, chiller plants and VAV boxes and returns their telemetry.

03

Occupancy automations

Occupancy from sensors or a set schedule triggers rules, so ventilation and setpoints follow how each zone is used.

04

Approval and history

Commands run where control is enabled, with owner approval. Lockouts block a new command while one is executing, and each command is logged with its approver.

Digital twins

The physical system, live

01 / 03

Water balance, block by block

Main supply equals floors plus fire system plus RO feed plus unaccounted loss, refreshed every 60 seconds. The unaccounted term is the leak signal.

02 / 03

Electrical single line

Grid, solar and generator on one side; HVAC, lighting, plugs, services and losses on the other, with power factor and loading on every feeder.

03 / 03

Each RTU by component

Damper, cooling, heating and fan states with setpoint attainment, comfort compliance and sequence exceptions, so a fault reads as a component rather than a point list.

Savings measured against a baseline

Aqueduct fits a regression baseline for each site on past use plus cooling and heating degree days. That is the whole-facility approach IPMVP Option C describes, and ASHRAE Guideline 14 sets the statistical tests for such models.

Upload 6 to 12 months of utility bills and results start on day one. Rate configuration turns the gap between expected and actual use into money.

Open protocols, partner installed

Aqueduct speaks BACnet, Modbus and LoRaWAN, so there is no proprietary controller to buy and no lock-in to one installer. Milvian AI does not sell hardware as its core business. Partners install and commission the field devices, and Aqueduct works with what they fit.

Questions

Common questions

Yes. Aqueduct BMS can take over schedules, setpoints and sequences from an existing BMS, one function at a time, over BACnet or Modbus. Functions that have not moved keep running on the old system, so there is no single cutover day. See replacing your BMS.

Aqueduct BMS supports BACnet and Modbus through a field device network controller, and LoRaWAN for wireless sensors and relay switches. That covers air handlers, rooftop units, chiller plants and VAV boxes as well as simple loads such as fans and lighting circuits.

Yes. Aqueduct runs as cloud software on aQ Core, which stores the telemetry, models and command history for every site. On site, a field device network controller or LoRaWAN relay carries each command to the equipment and returns its readings. See trust and security.

Weeks, not quarters, for monitoring. A top 25 US airport went live in two weeks with 5,000 meter points. Control comes after, device by device, once the owner approves which equipment Aqueduct may command.

Certified installation partners. They fit and commission the meters, sensors and field controllers, while Milvian AI supplies the software and the digital twin. Owners keep the right to change partners, because every device speaks an open protocol. See partners.
