Best BMS software in India: six systems compared for 2026
For one large building served by one integrator, Siemens, Honeywell, Johnson Controls, Schneider Electric and Carrier all sell proven building management systems in India. If you run a hospital chain, a campus or a data center fleet and need water and energy measured per block, compare them with Aqueduct, which reads the controllers and meters you already have and builds a live digital twin of each site.

Why the BMS decision carries more weight in India now
Data center capacity in India by 2025, up from about 375 MW in 2020.

Metering the code asks for
ECSBC 2024, the successor to ECBC 2017, expects half-hourly check-metering on building mains and separate sub-meters on major end uses. Ask each vendor how those meters reach the BMS and who keeps their history.
Learn moreWater, not only power
Indian hospitals and campuses draw on borewells, tankers, municipal supply and recycled STP water. A system that only sees HVAC cannot say where that water went. Ask whether water meters sit in the same model as the chillers.
Support across cities
A chain spread over several states needs identical dashboards everywhere, not a separate integrator contract per city. Ask who may change a schedule or a point list, and how long a change request takes.
Ratings and disclosure
A July 2026 draft notification would require large new commercial buildings to hold a BEE star rating or a GRIHA or IGBC equivalent, and listed companies already disclose energy and water under BRSR Core. Ask what each system can export.

Each description comes from the vendor's own page or announcement, listed under Sources. Where a page is silent on a capability, the table says so.
| System | How the vendor describes it | India signal | Best fit | What to check |
|---|---|---|---|---|
| Siemens Desigo CC | An open, multi-discipline integration platform for mid to large buildings, covering HVAC, lighting, fire safety, security and energy. | A Siemens case study shows NxtGen, one of India's largest managed data center providers, monitoring fire, security, energy and HVAC on Desigo CC. | Large single sites and data centers with many disciplines. | Which changes need a Siemens partner, and which your own team can make. |
| Honeywell Forge and IBMS | Integrated building management that brings safety, security, video surveillance and building automation together. | Selected by L&T Realty in October 2026 for projects in Mumbai and Chennai, including an early housing deployment of Honeywell Forge. | Developers who want security and automation from one supplier. | How water and energy results are measured after handover. |
| Johnson Controls Metasys and OpenBlue | Metasys 16.0 promises advanced analytics and three-click access to energy insights; OpenBlue is presented as an AI-powered smart building ecosystem. | Johnson Controls runs an India website that features both products and its India leadership. | Owners standardizing on Johnson Controls chillers and controls. | Which OpenBlue applications run on other makers' equipment. |
| Schneider Electric EcoStruxure Building Operation | Building management software for large buildings, with native BACnet, LonWorks, Modbus and web services, plus MQTT for IoT sensors. | Listed on Schneider Electric's India site. | Campuses already on Schneider electrical distribution. | Whether third-party analytics can read its database directly. |
| Carrier WebCTRL (Automated Logic) | Browser-based; talks BACnet over TCP/IP to field controllers and monitors and controls third-party equipment, with trends and alarms. | Listed on Carrier's India site. | Chiller-led plants that already run Carrier equipment. | Water metering is not described on the product page. |
| Aqueduct | Facility intelligence across existing systems: live twins of the water balance, electrical single line and RTU states, baselines from past bills, and control through LoRaWAN relays or Modbus and BACnet. | Live in 22 hospitals and 9 clinics of one of India's top hospital chains. | Multi-site owners measuring water, energy and air per block. | Fits less well if you want a controls hardware maker, since partners handle installation. |
Why Indian hospital and campus teams switch to Aqueduct
The usual trigger is a question the current system cannot answer, such as how much water Block C used overnight and why. Aqueduct balances inflow against every sub-meter, tank level and STP outlet, so the unaccounted volume appears as a figure per block. Energy is handled the same way: a regression on usage and cooling degree days, built from past bills, turns each saving into rupees on day one.
Control lives beside the data. Aqueduct can switch exhaust fans and pumps through LoRaWAN relays and adjust AHUs and chillers over BACnet or Modbus, where control is enabled, with owner approval, logging every command with the name of whoever approved it. A leading Indian hospital network of 22 hospitals and 9 clinics runs on it, among more than 300 sites in 21 countries.
Three ways to bring Aqueduct into an Indian estate
Keep
Leave the current BMS in charge of plant and add Aqueduct as the layer for meters, water and analytics. Nothing in the plant room changes on day one.
Learn moreReplace
Retire an aging BMS block by block. Aqueduct takes over schedules and setpoints through a field device network controller while the old head end runs until each block is signed off.
Learn moreBuild in
On a new hospital tower or data hall, specify Aqueduct at design stage so ECSBC sub-meters and BTU meters are mapped before handover.

Common questions
Yes. Aqueduct reads an installed BMS over BACnet or Modbus and leaves it running, so the integrator and the annual maintenance contract stay in place. On top it adds the water balance, bill-based baselines and a view across every site. See keep your BMS.
Yes, for the metering record. Aqueduct logs mains and end-use sub-meters at 15 minute or half-hour intervals and stores the history by floor and zone. Compliance is still decided by the state authority that adopted the code. See BEE PAT and ECSBC.
On day one, provided past invoices are uploaded. Uploading past electricity and water invoices lets Aqueduct fit an expected-use model before any sensor goes in, so early live readings are compared with a forecast straight away. The method is set out under weather-normalized baselining.
Yes. One of the country's leading hospital groups runs Aqueduct across its hospitals and clinics, following water, power and equipment health block by block. The hospital chain case study explains how that deployment was carried out.
