Replace a BMS that has aged out, one function at a time.
Aqueduct can take over BMS, BAS and EMS functions by controlling equipment directly: LoRaWAN relay switches for simple loads, and Modbus or BACnet through a field device network controller for air handlers, rooftop units, chillers and VAV boxes. The scope is confirmed site by site.

Signs the BMS has aged out.
Unsupported controllers
Parts and programming tools are no longer available.
Frozen sequences
Nobody on staff can change a schedule without a service call.
No metering
It runs equipment but cannot say what water or energy the building used.
Ignored alarms
Hundreds of nuisance alarms, so real faults go unread.
What Aqueduct takes over.
| BMS function | In Aqueduct |
|---|---|
| Schedules | Site schedules per device, with the command sent, next and last execution, and status. |
| Sequences and automations | A rule builder with thresholds, occupancy triggers and if/else logic. |
| Equipment groups | Control clusters that operate and analyze devices and sensors as one system. |
| Equipment protection | Lockouts that block new commands while one is still being acted on, preventing short cycling. |
| Audit | Command history showing whether each command executed. |
A replacement in four stages.
Survey
List equipment, protocols and which functions to move.
Monitor first
Aqueduct reads the equipment while the old system still controls it.
Move functions
Schedules, then automations, then the rest, one system at a time and only with owner approval.
Verify
Setpoint attainment, comfort compliance and command history confirm each move.

Common questions
Yes. Aqueduct takes over functions one at a time, and anything not moved keeps running on the old system. Many sites move schedules first, then sequences, and leave the rest until controllers reach end of support. See keeping your BMS.
Aqueduct can do a BMS job for the equipment it controls: schedules, sequences, equipment groups and protection. It also adds what a BMS usually lacks, such as water and energy metering, weather-normalized baselines and fault diagnosis. Read about BMS, BAS and EMS.
Aqueduct blocks a new command while an earlier one is still being acted on, which prevents short cycling, and records whether each command executed. Commands run only on equipment the owner has approved for control. See trust and security.
Aqueduct switches simple loads such as exhaust fans and lighting circuits with LoRaWAN relay switches. Air handlers, rooftop units, chiller plants and VAV boxes are controlled over BACnet or Modbus through a field device network controller. See controllers and actuators.
