What is BREEAM In-Use?

Definition

BREEAM In-Use is BRE's certification standard for assessing and benchmarking the sustainability of existing, operational buildings, covering both the asset and how it is managed.

Who uses it

Per BREEAM, In-Use can assess and benchmark all operational asset types, and it shares a common framework so results compare across countries. Austria, Germany, the Netherlands, Spain and Switzerland run locally adapted versions through national scheme operators. Owners, fund managers and occupiers of office, retail and logistics portfolios are the main users, with licensed assessors carrying out each assessment.

Version status

BRE released BREEAM Version 7 first for New Construction and has said Refurbishment and Fit Out and In-Use follow. Check the BREEAM site for the In-Use version open for registration before scoping a new assessment, since credit content changes between versions.

Comparable energy and water across a portfolio

In-Use rewards measured consumption over estimates, and portfolios need the same basis at every site. Aqueduct ranks buildings on metered energy and water normalized per square foot or per visitor, and weather-normalized baselines separate a mild winter from a real improvement before figures go to an assessor.

Questions

BREEAM In-Use: common questions

BREEAM In-Use is the BREEAM scheme for buildings already in operation, run by BRE, the UK building science organization. A licensed assessor scores the asset and its management against categories such as energy, water, health and resilience, and the rating can be renewed to track progress. Compare LEED O+M.

New Construction rates a building at design and handover. In-Use rates an existing building and its management while occupied, so its evidence comes from operating records such as metered energy and water, maintenance logs and policies rather than drawings and specifications.

No. An EPC is a statutory asset energy rating. BREEAM In-Use is voluntary and covers wider sustainability topics, including water, health and management. UK owners usually need the EPC for MEES and choose BREEAM In-Use for investors and occupiers.

Measured energy and water consumption for the building, plus evidence on management practices and indoor conditions. Aqueduct supplies the metered totals per building, normalized by floor area, and keeps the device records that show how complete each month is. The assessor and owner prepare the submission itself.
