GRESB assessment

GRESB energy, GHG and water indicators with full data coverage

GRESB is the annual ESG benchmark for real estate funds, property companies and developers. Its performance indicators ask for energy, emissions, water and waste per asset, with the floor area and time the data covers. Aqueduct supplies metered energy and water per asset and shows where coverage is missing.

Who it applies to

Listed property companies, private property funds, developers and investors that hold real estate directly, usually because their investors ask. Participants self-report each year in the Management and Performance components, with a Development component and a Residential component for mainly residential portfolios.

In 2025, 1,002 fund managers submitted 2,382 assessments.

Indicator codes from the GRESB 2026 Real Estate Reference Guide. GRESB validates and scores the submission.

RequirementWhat it asks forData Aqueduct supplies
EN1, energy consumptionEnergy by property type and country, landlord and tenant areas, area and time coverage, like-for-like change.Monthly energy per asset, split by landlord and tenant meters.
GH1, GHG emissionsEmissions by scope, with the same coverage and like-for-like change. The metered fuel and electricity behind each scope.
WT1, water useConsumption with coverage and like-for-like change, plus reused and recycled water.Main and sub-meter water per asset, recycled water as its own line.
MR1 to MR4, external reviewWhether energy, GHG, water and waste data was externally reviewed.Interval history and meter registers a reviewer can trace.
RA3 and RA4, efficiency measuresEnergy and water efficiency measures taken. Before and after consumption per measure.

Questions

Common questions

The share of floor area, and of the year, that reported consumption covers. Tenant spaces without meters are the usual gap, which is why EN1 separates landlord and tenant areas. Aqueduct shows the missing meters per asset before submission.

It compares consumption for assets held and reported in both years. GRESB defines which assets qualify, and consistent meters from one year to the next make the comparison possible, which is why Aqueduct keeps the same meter mapping across years.

Yes. Indicators BC1.1, BC1.2 and BC2 cover green building certifications and operational energy ratings. Ratings such as ENERGY STAR and NABERS rest on metered consumption, so the data Aqueduct supplies for EN1 and WT1 also supports them. See NABERS.

Yes, and it raises coverage. Tenant sub-meters or tenant-shared data fill the floor area that landlord meters miss. Aqueduct maps each meter to landlord or tenant space, so the split is ready when the portal opens. See tenant sub-metering.
