BREEAM monitoring credits, specified and then measured
BREEAM is BRE's voluntary sustainability rating for buildings, used in the UK and internationally. Several of its credits ask for meters, leak detection and air sensors, and Man 05 asks for 12 months of data after occupation. Aqueduct supplies those systems and that data.

Who it applies to
BREEAM New Construction rates new buildings: the UK scheme covers England, Scotland, Wales and Northern Ireland, and the International scheme covers most other countries. BREEAM In-Use rates operational assets of any type. Certification is voluntary, but many investors, public clients and planning authorities ask for a target rating.
The current New Construction version is V7.1. Its manual is behind registration, so the credit codes below are from UK New Construction 2018 (V6), which many projects still use.
Credits that need measured data
Codes and credit counts from the BREEAM UK NC 2018 technical manual. Your licensed BREEAM assessor awards the credits.
| Requirement | What it asks for | Data Aqueduct supplies |
|---|---|---|
| Ene 02, Energy monitoring (2 credits) | At least 90 percent of each fuel's estimated use assigned to end uses; a monitoring system above 1,000 m2; second credit for tenancy or floor metering. | Sub-meters per end use, tenancy and floor, logged in aQ Core. |
| Wat 02, Water monitoring (1 credit) | A mains meter per building and sub-meters on uses of 10 percent or more of demand, with pulsed or open protocol outputs. | Pulse or Modbus water meters read continuously. |
| Wat 03, Water leak detection (2 credits) | Detection of major leaks inside the building and on the supply, alarming when flow exceeds a set maximum for a set time. | Flow alerts on mains and sub-meters, with the zone named. |
| Hea 02, Indoor air quality (4 credits) | CO2 or air quality sensors in variable occupancy areas, linked to ventilation or alerts; one credit for post-construction measurement. | CO2, VOC and particulates per zone from aQ AirSafe. |
| Man 05, Aftercare (3 credits) | Energy and water data collected for at least 12 months after occupation and compared with predictions. | Twelve months of metered data against the design model. |

Common questions
The manual asks for pulsed or open protocol outputs connected to a building management or monitoring system. Wireless meters that report over an open protocol can meet that; your assessor confirms for the project.
Meters are installed for the assessment and then nobody reads them, so Man 05 aftercare data is missing a year later. Connecting them to a system the operations team actually uses keeps the record going.
No. BREEAM In-Use has its own manual and issue numbering, which is not public. Ask your assessor for the current version; the metered energy, water and air data Aqueduct keeps for New Construction credits usually serves the In-Use assessment too.
Yes. Aqueduct watches mains and sub-meter flow and alarms when it stays above a limit you set for longer than a set period, naming the zone, which is the pattern the leak detection credit rewards. Your assessor confirms that the meter layout and alarm settings qualify.
