Best BMS in the UK

Best BMS software in the UK: six systems set against Part L, MEES and ESOS

Trend (part of Honeywell), Siemens, Schneider Electric, Johnson Controls and Distech Controls all supply building management systems in the UK, and each can run plant well. Landlords and estates teams who must prove performance under MEES, ESOS and NABERS UK should also look at Aqueduct, which adds metered evidence across whatever BMS each building already has.

How to choose

What to test before signing a UK BMS contract

Part L 2026, paragraph 5.84

A new or replacement system should comply with BS EN ISO 16484, monitor and log energy continuously, benchmark efficiency, flag HVAC losses and interoperate across manufacturers. Ask each bidder to demonstrate every point.

Evidence for ESOS and SECR

Phase 4 audits rest on 12 months of verifiable consumption. Ask whether the BMS keeps sub-meter history by site and end use, or only live plant values.

NABERS UK ratings

CIBSE took over NABERS UK from BRE in 2024, and its ratings rest on measured, verified energy in occupied offices. Ask whether base building and tenant loads can be metered apart.

Integrator dependence

Ask who is licensed to edit the control strategy, how many accredited integrators work near your sites, and what happens to graphics and trend logs if you change contractor.

Six BMS options on UK estates

Vendor descriptions come from their UK or global pages and press material, listed under Sources. Fit and questions are guidance, not vendor claims.

Trend (Honeywell)IQ4 and IQ5 controllers and IQVISION supervisors, supplied through accredited and approved system integrators.Honeywell offers 24/7/365 Trend field service across the UK and says it cares for many well-known NHS hospitals.NHS trusts and estates with Trend outstations in place.Which IQ5 functions need a newer supervisor?
Siemens Desigo CCDesigned from the start as an open, multi-discipline integration platform for mid to large buildings.A 2021 Newcastle University tender sought a contractor to run its Desigo CC and Desigo Insight systems and move every site onto Desigo CC.Universities and estates mixing fire, security and HVAC.What would an Insight to Desigo CC migration involve here?
Schneider Electric EcoStruxure Building OperationDescribed on Schneider's UK site as the heart of its BMS, with native BACnet, LonWorks and Modbus and MQTT support.Marketed through Schneider Electric UK.Buildings already on Schneider switchgear and power meters. Can our energy consultant query the database directly?
Johnson Controls MetasysThe UK page lists advanced reporting, integration over popular communication protocols and task automation for facility staff.Sold through Johnson Controls UK.Sites with Johnson Controls plant on one service agreement.Which protocols does it support on our third-party plant?
Distech Controls Eclypse FacilitiesBMS software embedded in Eclypse controllers for small buildings; the wider suite adds Atrius Facilities in the cloud and EC-Net Facilities on Niagara.Highly Commended at the Energy Saving Awards in London, December 2024.Smaller buildings and multi-site retail.Which features sit in the cloud tier?
AqueductFacility intelligence across existing BMS: water balance, electrical single line and RTU twins, weather-normalized baselines and auditable control.Live on 300+ sites in 21 countries.Landlords proving MEES, ESOS and NABERS UK performance.Fits less well if you want one firm for controllers and wiring; partners carry out the fit-out.

Why UK estates teams switch to Aqueduct

The trigger is usually evidence. A lead assessor wants twelve months of verified kWh by site, a NABERS assessor wants base building and tenancy separated, and the BMS holds plant values but not that history. Aqueduct maps every sub-meter to a building, floor and tenancy, and its baseline, a regression of consumption on heating and cooling degree days, puts a pound figure on each change.

Plant control can follow later. Aqueduct drives AHUs, boilers and fans over BACnet or Modbus, or switches simple loads through LoRaWAN relays, where control is enabled, with owner approval. Each command is stored with its approver, which gives measurement and verification a record to test. Among its users is a commercial real estate developer with more than 20M sq ft.

Migration path

From an existing UK BMS to Aqueduct

Keep the Trend or Siemens system

Aqueduct reads outstations and supervisors as they stand, so the integrator contract continues and energy evidence starts straight away.

Replace outstations as they age

Swap controllers in phases and let Aqueduct schedule plant through field device network controllers as each phase is commissioned.

Design for Part L 2026

On a new build or major refurbishment, write Aqueduct into the BACS specification so the paragraph 5.84 functions and NABERS metering exist from handover.

Questions

Common questions

Aqueduct covers the monitoring functions in paragraph 5.84: continuous logging and analysis of energy, benchmarking per building and alerts when HVAC efficiency drops. Conformity with BS EN ISO 16484 and the overall design remain for the services engineer and building control to confirm. See weather-normalized baselining.

Yes, where the Trend supervisor or controllers expose BACnet or Modbus points. The Trend strategy keeps running plant, and Aqueduct adds metered history, the water balance and multi-site views beside its own sensors. See keep your BMS.

Aqueduct supplies 12 months of interval consumption per site and end use, with gaps and estimates marked, so the lead assessor works from measured figures. Phase 4 notification is due by 5 December 2027 according to GOV.UK. More on ESOS.

Yes, by showing which measures already save energy and by how much, against a weather-normalized baseline per building. An accredited assessor still produces the EPC, but measured results help rank works for the 2031 target on buildings over 1,000 square metres, as RICS reported. See energy outcomes.
